Best Patio Options for a New Hampshire Lakefront or Sloped Lot

6 min read·February 5, 2025

Lakefront and sloped lots are where base engineering matters most. Here's what goes into a patio on a New Hampshire lake property or hillside — and why the standard approach won't work.

Lakefront and Sloped Lots Are Different

A flat backyard in a subdivision is one thing. A patio on a slope leading down to a lake is another entirely. The forces at work — water running downhill, wave action, wind exposure, frost heave on a slope — are all amplified. The standard base approach that might survive on flat ground will fail on a lakefront slope.

Shoreland Rules

If your property is on a lake like Sunapee, Dublin, or any protected New Hampshire waterbody, there are shoreland protection rules that govern what can be built, how close to the water, and how runoff is managed. We're not going to tell you permits are unnecessary — because for lakefront work, they often aren't. We plan lakefront projects in line with NH shoreland rules, and we'll walk you through what that means for your property.

Drainage Is Everything on a Slope

On a flat lot, drainage is about moving water away from the slab. On a slope, it's about managing water running downhill — toward and under your patio. If water is allowed to run under the base, freeze-thaw will undermine it from below. The drainage plan on a sloped lot is as important as the base itself.

Base Engineering for Slopes

On a slope, the base has to resist not just vertical freeze-thaw pressure but the lateral forces of soil moving downhill. That means deeper excavation, more compaction, and often retaining elements — walls, steps, or structural borders — to hold the base in place. A patio on a slope without these elements is a patio waiting to slide.

Wind and Exposure

Lakefront properties are often more exposed to wind, which means more freeze-thaw cycling — wind cools the surface faster and thaws it faster. The concrete and sealer on a wind-exposed lakefront patio take more punishment than a sheltered backyard patio. We factor exposure into our material and sealer recommendations.
